Self storage lots can be a good investment. The land is usually the biggest part of the investment. The buildings, while they need to be above the flood plane and closed to eh elements, are mostly of a temporary nature and could be easily removed if the land value becomes worth more that the storage income. When buying self storage you will want to pay close attention to the rental rates and the occupancy rates over the past several years. Lone term performance is important when establishing the price earnings ration for you investment. Long term figures are harder to manipulate and will give a truer picture of the worth of the property.
